I've found a few properties in my area but I'm having trouble finding Sold properties to compare them to. The Sold properties I've found in that area have way more Sq ft, more beds and baths, and also Sold 2 or 3 years ago. How do I find the ARV without Comps?

Sometimes you'll get a property that's difficult to comp..probably best to consult with an agent then. I know there are several places to get comps. I use Redfin mostly. Also, refer to Dean's 30 Days for tips.

That is what I meant by 2 or 3 years ago. Meaning there have been No Recent Sales that I can compare to the homes that i'm finding, with regards to Sq ft, beds and baths! Is an agent my best bet? If i'm finding properties (to wholesale ) through my own marketing, I didn't see a use for an agent just yet! I need other ways to find comps!
You can use the sq ft amount and then mutltiply for your sq ft.
Keep in mind lot size difference and things like garages ,pools etc.

If you take the comp value per sq ft - lets say its $120per sq ft, then multiply the sq ft of the house times $120 sq ft
Be sure to compare apples to apples.
Add or subtract values for lot size difference, pool, garage etc.
Determine sq ft price of other houses, then use sq ft price to comp.

Wow that's tough. I would start with Zillow.com, But sounds like you could also benefit from using a Real Estate Agent that can find comps for you. and yes, even on deals you want to wholesale - an agent can be a great asset.
