I have just purchased a home at auction. Come to find out there is a renter living there, which to my understanding can not provide a lease agreement, nor can they provide proof off payments made to the ex-owner of the property.
The so called "renter / squatter" claims he knows his rights and he said he can stay in the home for up to 61 days, while I have a hard money loan collecting interest.
I have called 3 seperate landlord attorneys in the Seattle, WA area, BUT they all have different answers that do not offer timely solutions.
Any recommendations?

See it as it is, not worse than it is. Come up with a plan to make it better than it is!
