The Fear of beggining.

I am a new member to the Dg Family, and I must say that I love the way this system works and is set up. I just finished reading Dean's book, Profit From Real Estate Now! And I must say that it is some of the most enlightening, and motivational material that I have ever read. I spent 7 years in the army, and three tours in Iraq for OIF, and learned to be acustomed to fear over there. But one thing I learned about fear over there is, that it can make you or break you. Wether its bullets being fired at you, or bills, the only thing that can change your situation is action. I am terrified of starting this process, and failing terribly, but I believe it is possible, so I have to take action, because the instructions where given to me, and my situation is not going to change by itself. Another thing that I learned about fear is sharing the load, or as we would sayin in the army "having your buddy's back", I like this system because we can share this load together, I believe at the beggining we all share simular fears, but if we "buddy-up" and face them together we can accomplish things that might have been too hard to face alone. On a daily basis our experiences in this process are going to differ, and that can be used as a strength to achieve more than one person. If there is anybody out there just beggining or "terrified" like I am but still taking action like I am, send me a message, and we can take this journey together, and share techniques as we learn and face these fears together. There is no such thing as courage without fear!!!!

Hello all,
Sorry it's been so long. Just been having to deal with custody and support issues with the ex. I have been reading up on foreclosures but still am a little confused about what to say to the owners should I contact them. I understand how to locate and do some research on the properties but still in a bit of confusion. I am ready to get started so I can do as many deals here and then get back to my daughter in California. I want to make sure I understand the whole process, get the deals going, move back to CA and do it all the same there. Hope to hear back from someone in the DG family soon and again, sorry it's been so long. Please help. Thx...

When I wrote up a contract

When I wrote up a contract with the potential buyers on the 1st house I ever sold by myself, there were some additions to the contract we agreed on. We both submitted our contracts to our attorneys. My attorney informed me that these additions were vague. We re-worded them, the 2 attorneys consulted and came to an agreement.
Don't be afraid to make mistakes. The attorneys can straighten it out.
When making low offers and you're not embarrassed by those offers, then they're not low enough.

Just keep in mind when you are working the numbers that most investors want to pay 65% (possibly 70%) of ARV.

this may be a dumb question

this may be a dumb question but what do you mean when you have an owner carry? How exactly did you buy a house with no money down? i am currently looking to buy a house and have been approved for a loan for $220,000 but i could probably only do an FHA loan that requires 3% down. also what kind of other deals do you have lined up? assignments? i just dont know where to start or how to get deals going for fear of being stuck with a property and not being able to pay for it. how can i make deals without paying on loans from banks? just assigning contracts?


I Understand where your coming from

I have to admit, that after reading all the posts, I am pretty mad at myself.

I too have read the books, and I have done lots of research....too much I think. It is like information overload. I feel as if I know a little bit about a lot of different things in Real Estate. My head was swimming, so I told myself to take a break.

So, rather than have a clear head as where to start, I am stuck. I feel as if fear is the real culprit, but lack of knowledge is the excuse I am using.

So, tomorrow I will start by placing some ghost ads, on craigslist, and we shall go from there. I have been trying to find some RE investors in my area of Lancaster,PA but so far the closest I can find is in Harrisburg, and Philly. I know the market here is a good one for this type of investing, I just need to get over my fear, and start. Thanks to all of you for your input, it has motivated me into movement! Just seeing that you all were fearful and you got started has inspired me to get mad at my lack of movement, and pushed me to just get started.

Fear?

When you feel those buterflies in your stomach because you're stepping into new territory and you're taking a chance- that is not fear- fear is to know that every morning you wake up and you do the same thing you've been doing for years, and you don't change anything. Many of us will probably make some mistakes as we embark into this venture, but it is comforting to know that all the tools and support are provided right here; so no reason to have fear.
