I was wondering if its a good idea if I find property that would interest investors, but is being sold by an agent.
Should I try wholesaling the property? or should I stay away?
Please let me know because I found a few good properties.

With working with RE you must have money to put down on those deals. I don't believe you can do a no money down transaction with RE or they won't give you the time of day.

My own advice is that you simply find the deal on the MLS, then you simply put it under contract like any other deal. Go find your cash buyer - which you should really have lined up first...
You do NOT have to put up a deposit. It is NOT required. It would make your offer more competitive, of course. You really just need to know how to talk with people, including your real estate agent.
That is what I did with my real estate agent. I explained my position to her.
I told her that I am not going to put up any deposits most of the time. Either the owner wants to sell it to me or he does not.
I also told my agent that whenever I do have a buyer lined up, and the owner wants to also sell to me, then I may even offer a deposit in those cases.
The main thing that I want to know from the seller is this:
Are you interested in selling the property to me at my offered price or not??
If he does not want to even sell it to me, then the deposit won't matter.
That is my own approach. Again, it is all about just having a conversation with folks, and explaining your position.
