Go to Google & Search up "TRANSACTIONAL DAY FUNDING" OR " TRANSACTIONAL FUNDING" . you can Use Transactional Day Funding to Purchase & put the Homes under contract .

I will be using this method too. I'm going to get started and lock a contract up and hopefully I will find a buyer. Its hard to find a loan when u credit is not all that. I will be going the private money lender route though should be more easier.

We are trying to find away to purchase a church they are asking for $189.000 we offered $130.000 which they accepted but we as the church don’t have the funds, we have 30 days to come up with the funds. i found an apartment duplex property valve for $65,000 they are asking $55,000 it is tenant occupied with both uniteach $500 a month, I thank this is a good investment motivated seller I probably can get it for $50,000 but need help attaining it whats next and how can I get funding?
Seems like a big problem a lot of people are having which is understandable and most people have a bad credit rating too and are trying to find out what to do, depending on the situation and who owns the property ask the owner if they would consider owner financing for a term of 5 years and ask the owner to report this to all three credit agencies and then try to refi with a local bank. As mentioned in some posts above, if you're looking to buy and hold this property, crunch the numbers, put together a presentation, and go to a local bank or credit union. They have the most flexibility in getting it approved.
