Ok, so I have this great(?) real estate agent that is very accommodating except that she takes these little "vacations" periodically. She never lets me know until after the fact that she will be unavailable. However, she continues to send me properties by email. Today I got several from her and I wanted to make an offer on one. I sent the offer then I get a message that she will be out of the office until the 31st and she will contact me then. She makes no mention of making the offers through someone else or anything! This is not the first time. I actually had one that I was going to withdraw and she was gone and was not available for several days. I managed to trace the email back to a listing agent and I sent her an email and withdrew the offer. Is it time to get a new real estate agent? How would you seasoned guys handle this situation?

I would have at least another agent on my team that can be there when your agent isn't available; however, if you have an offer already submitted, and your agent is planning on going away, you can ask her to leave you another agent's name and contact info in case something comes up while she is gone; most agents will do that and share the commission...

But ask her when she is away who could handle these offered, etc in her stead. We usually had that arrangement

Shirley...I tried the 1 agent thing at first but found that he wasn't allways available when I needed to get info on a property.

I could do that if she would let me know, but she never does. I usually find out when I send her an email and she won't return any calls or emails until she is back. But you're right, I think I will go ahead and see if another agent will submit the offer for me!

That's a good comment and you're exactly right. When I first got her, she sent me multiple listings and the first time, I sent offers on about 20 properties that she had sent. I don't think she ever submitted all of them, but 3 months later, she will ask if I'm still at the same offer. So I'm missing out on a lot of deals because she is so busy and I realize that she is; but the fact remains that if she doesn't submit the deals when I make the offer, I'll lose out 50% of the time. She finally admitted that she couldn't keep up with all the offers and now she sends me only 2 or 3 per day.

I do think that's the answer as I told Valerie. It was so hard to get her though that I just hate going through that whole ordeal again! But I'll do what I have to do!!

I am going through another agent that I used before although he is not investor friendly per se, he is good to work with. I don't see anything wrong with doing so because if I don't, that property will be under contract with someone else.
