Today, I just got an offer accepted for a 4 BR 1 BA brick 2 story house with a stable 3 year tenant already in place. I will be assigning this for $5000. Hopefully will be deal #3.

Another property that I've had under contract for quite a while, but he still wants me to sell it for him. Brick duplex with 1 BR 1 BA each. He wants $27,000. I have tried to sell it at $30,000, but I keep getting people who want to rent to own. I talked with the owner about doing a lease option but he decided against it. He said he would consider owner financing for 1 year with $12,500 down. So as soon as he lets me know what he wants for the payments and % interest, I will re write the contract.. THIS could be deal #3!?

I talked with the owner of a FSBO property about 3 weeks ago. He said he was willing to let me do a lease option but is not finished renovating. He thought it would be ready a couple of weeks ago but they were running behind. I just talked with him again today and he said they ran into some rotten flooring and are replacing that. He said next weekend they should be finished and I can take pictures. So THIS could be deal # 3! or #4 and I already have buyers looking for lease options.

I have lowered the price so that I will only make a profit of $2500, but that's a great payday for me!! A fellow investor that I assigned my first deal to called me about it when he saw the post I put on our local REI club forum and he is going to be looking at it tomorrow. Maybe I'll have a payday soon!! THIS could be deal #3!!

My big 14000 SF house/building that I put under contract last weekend was shown to an investor today. He liked what he saw, but has not made a comittment. The owner wants $90,000 cash. They do not owe anything on the property, but they have invested a lot into making it a home. I am marketing it for $139,500 but because of the size and having no comps, I'm not really sure what it's worth. It could be much more. It has an open concept with several LRs, 6 or 8 BRs, multiple game rooms, a huge kitchen downstairs ,and a full gymnasium with bleachers as well as an apartment upstairs. They have spared no expense in fixing this place and they are letting a lot of stuff go with the sale such as: DR table and chairs, any sofas that are left at purchase, a pool table with sticks and rack, an air hockey table, a slush machine, a standing popcorn maker, a baby grand piano(I'm asking for a deal on this), a desk, a microwave, a huge (and I mean huge)refrigerator, stove, multiple book shelves that touch the ceiling but are not built in.. and lots of other things. It sits on 3 acres, 2 of which are fenced and has a building out back that is 20X30 with electricity and water. A creative investor could make money off this place. The investor today wanted to know what the owners would take in cash if it closed next Wednesday. I talked with the owner and she said if it didn't sell in the next week , she would consider going back to him and see what he would offer... So this deal could be a good one or a mediocre one... Could be deal # 4,5,or 6!!

And last but not least (well, actually it is least) I have an option to purchase on a 2 BR 1 BA SW MH sitting in a lot. Owner wants $2500. It needs a stove, refrigerator and TLC.. Also needs to have plumbing and wiring hooked up underneath the MH. I am marketing it for $4500 cash or $2500 down and finance the balance. (someone suggested this when I posted it before...thank you) This could be Deal # 7.

So there you have it... deals just waiting for buyers to make me happy!

I love this stuff. I love staying busy. I love getting lots of phone calls because they spell CASH!!! Smiling

I'm sure you will make it happen! I'm also trying to pick up a few more buy and holds; just have my cash tied up in a deal with my partners right now, that we have on the market- keeping my fingers crossed that it will sell soon!
