negotiating deals with investors who buy in bulk

Every property I've been coming across lately has been owned by an LLC (bulk investor). 5-8 other nice homes I would stumble across would be owned by this same LLC investor. Simply put, the best properties available to me are owned by bulk buyers/sellers. There are alot of forums out there on negotiating price BUT they only appeal to FSBO's. There's is no motivation from an investor other than to make a profit. Wouldn't it be a waste of time trying to find their motivation? How would I negotiate a good offer with these guys?

It does not matter where the properties are coming from. Just because it is being sold by an investor does not mean we need to adjust how we run our numbers. When you run the numbers that is what you will pay for the property. If you pay more your investors will have no interest in buying the home. Your numbers are your numbers if you have to go higher to buy the home it is not the right home.

It does not matter who is selling the properties you still need to stick to your numbers. You run your numbers and that is what you have to offer on the property. If you have to go higher your buyer is not going to be interested in the property, Your numbers are your numbers and they do not work with that property you will have to find another property.
