First Potential Deal

Hello DG community, my name is Nate. I have dedicated this new year to working for myself in the real estate business. I have been researching looking for properties in my area since november. I have finally found a good property owned by a doctor who has been sitting on the property since 2011 which he paid $11,000 for. It has been rented out a few times and now just sitting vacant. The property was posted on loopnet no sale price and its not listed anywhere else. I have seen the house and its in good condition. This week i am doing a walk through with a contractor to see if there are any big issues with the property. The house in its current condition looks to be worth maybe $50k with an ARV of $90-100k. I have 15 investors on my buyers list. Right now I'm just trying to get some guidance on making the offer. I'm a little nervous since this is my first time doing this.

Call'em and give your offer, you have your numbers and buyers.

Just givem a call talk about the house and it might be what your looking for, your trying to find something that works for you can they take a lower price?

There were some really good tips from Matt Larson about making offers in a weekly wisdom. I think it was 367. If not, it was right around that one. I think it will give you some great tips and the confidence boost you need.

Hi Nate great job make sure of your comps, we all start out some what nervous those are growing reactions, cant grow with out them.I worked for some Doctors who had properties to rent, they dont always know that business very well and they can get tired quick if they dont get good results rather fast that doesnt mean all of them but most I think fall in that classification, you may want him to name his price first you might get a great deal, but thats up to you, do what you feel is right for you, much success, sincerely, Jim
