the closing costs on an assignment are negotiated in your offer. You will either negotiate the seller or buyer or both to assume those costs. It is always subject to negotiation, but there are norms in certian areas on who handles what closing costs. Since you are assigning the contract and not buying it yourself, you will not be responsible for the closing costs. Your new buyer and the seller are subject to pay their share of costs based on the purchase contract you crafted and assigned.
If you are going to do a double closing, you will have twice the amount of closing costs that you will need to include in your calculations for your offer on the proeprty and end sales price to your new buyer. Again, you can negotiate who will handle which costs in each transaction.
