Im currently looking for a agent to work with. I understand that when I do I can use them to submit offers etc. This is my question
If my agent submits an offer and has it accepted how would I get the seller to sign my contract with the assignment clause in it ?
Second Question
If my agent finds me a deal and I close on it do I have to pay my agent a commission out of my assignment fee ?

1) you either submit the offer with the assignment clause (when they accept the offer, they are accepting it as you submitted) or it's an REO, just double close with end buyer
2) seller pays commissions. if it's a pocket listing (not listed on mls)- most agents will have an agreement with seller if he can move it) if not you can negotiate to split with seller or pay yourself. Usually can pull out a less than 6% negotiation
always keep your contingencies in place! At all times never leave your backside exposed.
