Lease option. Is this a good contract?

I customized this generic lease option contract for my aunt who I am helping. She wants to sell, and I have a tenant buyer lined up.
She asked me to put in the contract a clause about indoor pets in case they back out, and she wants to limit her liability for repairs so those are the two things I altered in the original document.
Is this contract legit in Oregon? Feedback on the contract in general would be much appreciated.

Do not use this contract. You are leaving your aunt too open.

You also never want to record a contract where you are the seller. It will cloud the title.
