this is a good question and it's basically easy to answer. the process again is very simple all you need is a real estate purchase contract and then a single assignment agreement. so all you have to do is write the offer, negotiate, and then take it to the buyers that you've already found. And have them sign the assignment agreement.
now as far as having an attorney goes. You don't necessarily need to have one. Your buyer is taking all rights and obligations and they are taking it to closing and you will not have to have at the expense of one or needing one at all
