Need Advice on 30 Day Exit Clause & Realtors

I'm in southern CA & can't find a realtor to submit offers giving me 30 days to find a buyer. This strategy that Dean discusses in his book - does it only apply to FSBO's?

Assigment/Double Close

Working with REOs for assignment is not available with some banks. You will need to instead employ a double close to apply the same technique with such banks. Same thing, but you technically own the property yourself for a moment in time. With FSBO is works fine.
