How'd it Feel to Land That 1st Deal???

Hey Guys,
Hope everyone is having a wonderful evening. It's almost Friday where I am and I'm stuck on the night shift at my full-timer, what a drag... But anyways I was writing hoping to get some insight from some of you beginners and seasoned pro's alike on how it felt to finally land your first deal. For some of us that are still searching maybe your story can be inspirational, and motivate us to really push it to the next level and get our buts in gear. Where did you find your first deal? What type of emotions did you feel? How did it change your life situation? How did your family's attitude change toward you? What would you have done different if you could go back with what you know now?

I'll go first!

It felt incredible. It felt like I had accomplished something I had been working toward for quite a while..which I had. It gave me encouragement, incentive, determination and drive to do it again and again and again. As far as my family, I think my daughter breathed a sign of relief. LOL.. although she never discouraged me and neither did any of my other family members. They all know when I set my mind to do something, I will do it eventually!!.. it might take a while, but I usually follow through when I'm committed to something.

Nothing is as sweet or powerful as the first. It makes it all real, it solidifies it in your mind, you gain an enormous amount of confidence, energy, enthusiasm, belief, and light a fire that still has yet to dwindle! Forget about the money on the 1st one! Do it strictly for what it does TO/FOR you! Your mindset!

There was at least for me such a flood of emotion! My 1st was on 11/3/2010 was a wholesale to an out of state buyer. The whole closing took 15 minutes and the whole time I completely acted like I'd been to the table 1000x. lol was scared to dead, praying everything went fine because I needed that $1,750 like it was air, it was. I had $13.37 in my acct when it closed and I had rent and a kid to feed that week! I tried to keep it together and managed to do so til I got to the car. My very first call was to Dean's Success Academy. lol I can remember saying "OMG I actually did it! I AM ACTUALLY a Real Estate Investor now!" I would so love to hear that call, I'm sure it sounded something like a 911 emergency call coming in! I was excited to say the least but so filled with emotion I didn't just cry....there was no 'one glistening tear on the cheek', it a fully involved flat out little break/melt down! lol It was no doubt a life changing moment for me.
It was like crack. I was hooked! LOL

You mentioned "families attitude changed" You know, what was funny I didn't tell my family I was investing in RE for almost 2 yrs. Was a decision I made and not til about 3 months or so before I quit my job did I tell my mom. lol Funny now, but for me I had to block out any and all negativity sources. I now support my mom monthly, it's funny to see her reaction when I do things. I have all her expenses drafted from my acct. I deposit funds into her acct monthly and will still get "Do you really think RE will work?" bhhahhaaa! I learned on my own years ago that I can only control my attitude, actions and reactions. You press on. You do what's right with or without the support.
It is because of what I applied through Dean's teaching that changed my life, those before me and those after me forever! There is nothing, hands down that can compare RE!

Done differently - I don't dwell there. I live with no regrets. We could have all done things better, quicker, etc. There is absolutely nothing I can change about it today. Everything we do and go through makes us who we are. It prepares us for our next.
To answer you: IF there was a do-over button, would be to have done it sooner, and did more!

It CAN give anyone the life they want if they are willing to commit to it the work, dedication and time it requires. For me, it's what I am suppose to do! It's what I love to do. It enabled me to buy my life back. No one tells me what to do EVER!

I may not can tell you my exact current weight, who's playing what now, or where they're ranked. DID NOT even know it was the Olympics til I took my son to dinner the other night and it was playing on the TV there. (I swear!) But I can tell you to the penny what I cleared last month, the price per sq ft of solds in any neighborhood in my area, how many cash solds and where retail buyers are buying. The # of sales by area and decreases in DOM over last 8 months. Olympics affect me zero, solds and DOM does! LOL Your priorities, your life, YOU and your bank acct all grow!

Persistence, determination, belief, being teachable as well as obedient to the direction/steps learned, organized and being will to do the work and work hard for however long it takes! Smiling


My first buy.

I purchased a 3 BR/ 2B brick home on the court house steps for 6000, with an appraisal value of 67000. After the required 10 day notice of sale by the clerk, I took possession of the property and began yesterday to remodel. Back taxes, purchase price and remodeling will total up to just under 10000. I have a couple we are working with to buy it for 50000. I may take out a mortgage on it for 80% of value, and owner finance it, but that is still to be determined. My wife and I are researching several other properties to make our next great deal! Thanks Dean for your direction I received in your books and I look forward to many more of these opportunities!

All I can say is WOW. This is inspiring. I need to make my first deal. Thanks for letting me know how it feels to make your first deal. I think when I've done it I will never forget it.
