I Want This Too Work So Much....

I have really struggled with Real Estate agents. I have called about 50 and said the suggested things this site and Dean's Books recommend. I also emailed 150 with similar investor friendly pre-screening type questions. I've worked with 10. Every property has a bidding war on it. I include Price Reduction, AS IS and Vacant in my criteria. Now we're looking for property listed for 180 days on the MLS and we are finding practically nothing. The agents don't seem to like the strategies we use and eventually things just fizzle out. My 90 day cash buyer search for Los Angeles County netted 1,132. There were 180 LLC's with multiple purchases. Every other person in LA it seems is an investor bidding on the property I want. How is it possible that I will ever find a good deal on the MLS while living in California? How do I overcome this RE Agent conundrum?

I feel your pain, I'm also new and can't say much, but just to let you know to just hang in there and don't give up. Never quit! Say it to yourself, if others can do it so you can do it too, we can do it too. Stay motivated. Cheers!

As mentioned above, hang in there. Never, ever give up. You have to be all in or nothing. If LA is that busy, pick another area to look at or one of the smaller suburbs. Find a hotbed where no one is looking. Map out where people have bought and look around the empty areas. There could be some diamonds in the rough. Keep trying. We can be in this together, even though we are 3,000 miles apart. Your dreams are worth fighting for.

Just so you know, I am also very new to this. I have recently decided to take action to make this work. I have been lucky enough to connect with two RE Agents who already work with investors. I am looking forward to putting together the next stage plan of action to achieve my goal of a first deal by October 13, 2012.
