Super Pumped

Okay, so I went to my 1st real estate investment club last night. I had a really good time and I made so many contacts 50+ Some buyers, some wholesalers...a little bit of everything. I even had a lady who attended call me today asking me if I had any properties for sale. Although I don't I told here I will have some shortly to send her... Man I am super pumped right now. Now all I need is to find some dang deals to hand out!

There was another guy at the meeting who had several homes for sale. I don't know if he owned them or he was representing someone else. If I got buyer I could match them up with his houses if the numbers make sense right? Can I lock those houses up on contract if he doesn't own them?

Matt talks about the 25:1 ratio with submitting deals. Do I need to call my Agent once I get the list of properties from the guy I mentioned above and have her start submitting offers. If and when he accepts an offer I then at that point send it out to my potential cash buyers?? Any help would be great as I feel I'm getting close to making this all come together (Hopefully)
