I am about to make an offer on a property and I am getting afraid, it's Sunday and no one is on the phone. I sure would like someone to talk to. I think that I might wait until tomorrow, Monday to complete this deal. If it is excepted it will be my first then I need one of my investors to take it, as I am going to assign it. Since I have never done this before I am afraid, what if no one take it. I sure hope I have myself covered. I think I do. Is there anyone there that could lend me a listening ear?

I've been there, I am new too and haven't done a deal yet. Just wanted to lend an ear. Keep reposting this and hopefully someone with more know how can help. I hope you have buyers' list who would be interested. If your offer is accepted the contract will indicate how long your inspection period is. Usually, it's 15 days and that's how long you have to shop it around to your buyers. You can back out and not loose your earnest money if don't find anyone if it's done with in those 15 days. Get one of your buyers to go inspect the house. I think they should sign a non-circumvent agreement. It will protect you.

Protect your self with a good 'contingency' or 'escape clause' in case your investors don't come through. You'll be fine.

Two clauses in your contract is needed, in case you need an exit strategy.
Inspection clause....it will give you time to market the property, also have must meet partners approval.

The worst thing that can happen is your offer don't get accepted. Make sure if it does that you have an exit strategy in the contract in case your buyer doesn't want it. Make sure you have all your figures together. Check your comps, and make sure you are getting a great deal. If its a great deal then your buyer will want it. But market the hell out of the property! put it on craigslist, or any other classified ad like backpage, or lycos.com. You'll be fine. If you have done everything you needed to do then it will work out. And if it doesn't chalk it up as a learning experience. Everyone makes mistakes its what you learn from them that matters.
