Real Estate Agent Advice?

Anybody have a great Real Estate Agent? What sets them apart from the run of the mill agent? In additon to putting in multiple low offers and finding professionals to add to our power team what creative ways do they to find deals that others won't or can't find?

This will help our understanding of what we could or should expect from an agent.

Everytime I attempt to purchase a property at a discount (REOs,foreclosures. F. Mac, F. May, etc. Dean mentions in his book to offer only about 85% of asking price). I get this answer from every single realtor I contact - "Comps are selling for between 100 - 107% in today's market here in Sacramento, and prices keep going up." How is this strategy supposed to work when once again I become suspicious of realtors and feel they may just be giving me "spin" or actually telling the whole truth? Please provide me some input on this issue. I'm feeling dejected and discouraged. Thank you everybody. I appreciate your thoughts. I remain. Sincerely, Bob kem

I mainly want an agent for these reasons:
-listings
-comps
-connections
-submitting offers
-LEVERAGING MY TIME.

So agent can be great so I can get more things done and also so I dont have to be out to every property. I do deals in other states and even places I have never been myself. so my agents help me with looking at them, rehabs and good areas.
As far as finding deals that no one else can find they cant really help a whole lot there. They will just pull things from the MLS.
However they do sometimes provide me with pocket listings. (things that are about to be listed but are not yet on the MLS)

I just have one agent and he is plenty. As long as they are willing to do what you need and at any time, I don't think it is necessary to have more than one.

Of course, that is just my opinion. I'm sure there are many other ideas out there.

Well I have heard Joe Jurek say this

and I found for myself that sometimes they feel they are too busy. I guess you could have one for different areas of where you are looking, or for different fields of interest, such as, cash buyers, or REo's, etc.

But you are right if one works for you, then not much need in finding more. Nice!
