I went to the Assessor's Office to look up 15 vacant homes in the same area 12 of them were are all in a row on the same street, 14 of them are owned by the same LLC. I suspect they will all be torn down and replaced with condos or apartments which are on the other side of the street. Any thoughts on this?

since they have so many. Perhaps you can do research on the company and see if they have other multi-family properties, and you would likely have your answer. Maybe you don't want to spend too much time, if that is not anything you plan to work with though.

It's also just as possible that the owner of the LLC died, is in the hospital or on vacation, in bankruptcy, being waterboarded by the IRS, abducted by aliens, etc., etc. The point is, you don't know until you know, you know? There are ways to find out, so get out there and ask! You might be looking at a potential gold mine. Whether it's for you or not will depend on what you find out. Best of luck to you...

Thanks everybody. I will check into it. Any ideas on how I can further pursue this. The title report indicated the recording date was 7-9-12 and the price as N/A with multiple parcels involved in the transaction. The year built is 1916 for one building, they all appear about the same age. I have the billing address. Sending out a letter is one idea. Calling is another but I was not able to find the phone number. Thank you for your observations and suggestions.

Thanks Karen. I will do that. Should I mention anything about those 14 properties they own and I saw? What If they don't respond to my letter? Should I keep re-sending it every two weeks?

Odds are they will not respond to your letter. But when I send a card to another investor, I always think, "Well maybe they bought more than they can handle right now and may want to sell." Personally, I would not keep resending, but that is up to you. Maybe send a letter in a couple of weeks just saying "If you get any properties you want to wholesale, give me a call. I'm a cash buyer."
I wouldn't mention the 14. They have some kind of plan on that one. But, of course, do whatever you want. That is just what I would do. Doesn't mean there isn't a better plan. Or just a different one.
