Proper Venting

There are two different kinds of ventilation: One is for living spaces and the other is for unconditioned spaces. Ventilation of living spaces is designed to:

First- remove excess moisture from sources such as kitchens, bathrooms, and clothes dryers. This helps protect the structure from moisture damage by roof systems. Venting from these room areas, should not be vented to the attic area. They should be installed to exit to the outside of home.
Second- Replace stale, polluted air with fresh air. This helps to maintain good indoor air quality.
The other type of ventilation is designed to flush out the warm, moist air that has escaped from the living space before it has a chance to deposit its moisture into the building structure where it can do some damage. This ventilation is most visible on roofs but is also inherent in walls and may be built into sub-grade areas such as crawlspaces.

Venting Bathrooms

I have found in the last several inspections that I have done, that the home owner had finished the basement, but forgot to install a fan in the bathroom. (Rookie Mistake) You must have a window or a fan in every bathroom.

Without any ventilation, moisture build up will cause black mold to appear. This is a health hazard and should be handled with care.

This is a common mistake……Don’t you make the same mistake.
