What Should You Do?

Like many people we have the same situations as one who wrote a private message to me. Here is a part of what was asked:

My credit is in an awful poor level right now. my credit isnt good at all. My question is this: For someone in my situation, bad credit, no money ( i mean I work but its paycheck to paycheck), and no experience, what would u recommend as for the types of real estate investments I should try first or attempt to do that would guaranteed me a success in? for example would u prefer something like tax liens? foreclosures? rent to own or owner financing deals? what would be a good thing for me to try first that you know what be a success?

In answer to this the easiest reponse is to give you several options:

1) Wholesale properties. This would include doing assignments of contract and double closings. Doing wholeselling will allow you to work transactions without credit or money.

2) Find a hard money lender. Some hard money lenders will allow you to purchase, may partner with you all without income or credit...if the deal is good.

3) Get into seller financing. Most sellers do not require credit and often do not require money from you.

I also suggest coaching. A coach will be able to continually direct you in your business.
