Hey Nate I just wanted to know if you could help me with this decision I have to might on properties? If you were to purchase a property that had good value but it was in a not-so-good neighborhood and you going to keep as a rental how much of the value home have over the neighborhood value? And one more question, What if the house had some good houses surrouding it but with some bad looking houses too? How much attention goes to that because if people are like me I would notice the outside area of the house before the inside because of the potential problems that can happen and its value as a whole because of the neighborhhod. Just need some advice.
P.S. are you one of the mentors that I could talk to on Dean's learning program?

Re our coaching conversation yesterday/Still Confused!
Nathan,
You suggested I put together a plan for the next 30-90 days and to define a path I want to take. We spoke about the Buy/Sell a property approach vs assignments of contract. I'm still lost about how that works as far as buying without using MY money and then turning around and selling it.
Isn't it an assignment if I buy it and lock it up on paper and won't I need earnest money, if it is not doing an assignment?
Sorry, but I'm still confused!

Moving Forward
My mindset is probably agoraphobic, one who is scared to venture beyond his house to the outside. I've failed so many times and arrived at a point where I don't want to do anything. I purchased Dean's TALD course and am reading it over and over again. I am trying to put together a buyer's list for tenants. I am calling several property management firms tomorrow to fill in the on-site/off-site fee's. I am also calling some home insurance companies to ask lots of questions. With the marketing plan to follow and purchasing my business cards I will move outside my bubble and put my families doubts to rest and restore my self esteem and confidence so I can become human once more, feel like a human being, a man. Your posts are extremely important because they convey so much pertinent and real time information. Thank you and when I make my first deal, I'll be able to afford all three books and move forward and upward. So keep your posts coming as they are very relevant. Thanks Again!

I read Dean's first book and just received his second to start on ASAP !
I have procrastinated long enough and have made a commitment to myself to get my real estate investing buisness off the ground this year ! I have been in the mortgage buisness for 25 years and have a decent knowledge of real estate but don't want to get trapped in the " I know this already " game !
I live , work and want to invest in New York and want to get going NOW !

offer formula
I read your offer formula for single family homes, do you have an offer formula for multifamily properties, specifically mobile home parks? I am interested in a small park in Arizona it has 27 spaces, is run down, with only 4 tenants, NOI of $7000. We want to buy repair, rent, fill it up and just hold for awhile. How would you figure a formula to make an offer. Thanks

Short sale
I have someone that has their home is on the market as a short sale. It is listed at 150k and she states that she owes 220k. On total view the value is 116k. Owner indicated that she doesnt care any longer for that property and just wants to get rid of it and doesnt want any money from it. She has section 8 tenants in the house right now that want to remain in the property and pay $1400 per month. How can I make this purchase?? What's a good offer starting point to the bank?? I would like to resell the prop to an investor that would rent or sell to end buyer. Any suggestions would be greatly appreciated. PM if you prefer. Thanks in advance!

Great Question
The buyer list is essential and hard to grasp in the beginning. Basically you will need to have a good list to do several deals per month.
I suggest you do the free things first, i.e., try craigslist in the services section-real estate. Or other free classifieds on the net. Place your own ads here also and see if you can generate some leads.
Call all the "we buy houses" signs you see.
Be sure to go to the local REI club meetings in your area. You will find investors(buyers), Real Estate agents and even lenders there. Great place.
Ask your Realtor for a list of cash buyers who have closed deals in the last 90 days in your area. They can pull this off the MLS. It will take some work for you to dig up the phone numbers, but when you find multiple deals by the same buyers-you have found an investor.
