I have students who feel the need to be transparent with everyone they encounter. I love transparency as well and try to keep my life as simple as possible. To me that means always telling the truth because that means I never have to remember what story I told to whom. The truth is always simply the truth.
Some students in an effort to be truthful and transparent try to explain to agents and other professionals they work with that they work with buyers from their buyers lists and they do assignments and double closings with their buyers. This information is unnecessary to convey to the agent or to others you work with. Assignments and double closings are the mechanics or mechanisms you use as a wholesaler to get deals done. You don't need to explain the mechanics behind your deals to agents and if you do they will most likely think you are doing something wrong. Mentioning buyers and buyers lists to agents make them think you are illegally acting as an agent. Always use the term investor(s) when speaking about your buyers to other professionals.
Here is the easiest way to describe what you do as a wholesaler without inviting scrutiny from others. Simply say " I am a real estate investor. I work with investment partners. We do buy fix and sell and buy fix and hold deals." The previous statement was 100% truthful but does not add anything that is unnecessary to add.
If you are a student just starting out try using that statement with everyone you meet and see how it goes. If your experience is similar to my students it will serve you well.
