Some other coaches might disagree with me however, in my opinion when locating properties it pretty much all comes down to seller motivation. We teach our students that they should seek out homeowners with the highest level of motivation. There are several techniques to identify motivation. I would like to discuss how to determine possible motivation without even talking with the property owner.

When you ask your real estate agent to send you properties you can look at the listing and find possible motivation. There are 3 things to look for. 1) The condition of the property. If the property is in need of repair this indicates a certain level of motivation. 2) Next look for words or actions from the owner to indicate motivation. For example, in the comments of the listing it could plainly say that the seller is motivated. Another motivational indicator is a price reduction. 3) Finally, property status is the other thing you want to look for. For example, is the property vacant, in probate, or an REO.

When a property meets all 3 of these categories you can be pretty certain the seller has a high level of motivation. Therefore, if a property meets all 3 of these categories then make an offer on the house.
