I will say this.. After Dallin left I hope I spelled it right but we all know who he is, Coaches don't give advise anymore. Hmmmm

I just got off the phone with the Success Academy and yes Dallin has moved on to other adventures, im sure its still REI.
He did put a lot of excellent info out and would respond to everyone's post, that's what I meant by the coaches getting on here and connecting with others more.
With that being said, the coaches are all very good and helpful at what they do, don't believe me join the Success Academy and find out for yourself..That's what I did.

Dallin and I have had many discussions also but it was never personal it was always through Deans office. I do have to call the office Monday or Tuesday I will ask if anyone knows how to get in touch with him.
The coaches on here make an impact on us and it would be nice to hear from them on the topics the DGers are talking about.
Im sure they will post from time to time tho, just have to pickup the nuggets they leave.

I have a question.
If my plan of action is to wholesale but the seller will not do the deal that way, but he will do "lease with option to buy"?
1. Negotiate, doing your numbers get the lowest sell price you can get, then get a signed contract for "lease with option to buy" put $100 bucks down and take control of property. Be transparent so they are more comfortable with you.
2. Market to get someone with the most you can get(2500-7500 down)and sign for one yr don't forget the rent is $150 or more per month, help them improve(mortgage broker)their credit then they buy.
3. Collect your fee.
If you cant get the price low enough to make your buyers want it then think about L/O lock it up lease it and sell later. Get paid at first then middle then end.

Ive posted on that one its a good one tho, Im also a member of the Success Academy so I have access to all the coaches and trainers to ask anything till my face turns blue lol.
When I post things like this Im wanting feedback from others so we all can interact and we all get nuggets from each other. I ask question that I already know the answer to Im looking for feedback so we all learn more.
I know its like bait and switch Im Just looking for everyone that's part of this site to be part of this site and we all help each other.

Hi I'm Jace. I've begun to use the information in Dean's book 30 days to Real Estate Cash. I've had this book for a while and now that I understand 50% of it I need help from others who can help me understand the 20-30% of the info to close on my first deal. Last week I called realtors in different states and in my home area to get to know more about the Sellers I'm trying to work with. This week I'm trying to find cash buyers in my local area but I'm hitting some roadblocks. My realtor said that he can't pull up the list of cash buyers off of MLS because the state I live in doesn't allow it. Dean's book says that I need to go to the local courthouse to get the recorded deed and tax information to locate the buyers. My questions are, How does that work? & What actions do I need to take in order to get the cash buyer info?
I have to apologize to you, I told you in an earlier post I would ask them at the office when I called again and I forgot. I will call right now!

All real estate agents aren't created equal, how did you word your question?
You should ask them to send you the last 90 day sold homes for cash so you can see were the competition is investing so you know what type you are going to invest in.
