Hey Duane, assigning deals. Keep in mind your not selling a house/property you are just selling your position in the contract and that's legal.
Make sure you understand the contract that you will use, your Realtor will help and make sure you have a way out incase the deal falls through. A good one is subject to partners approval, if one of your buyers or you cant find one you can get out of the contract.
I like to put a 45 day close and another 45 day for 50 bucks, that gives you 3 months to find a buyer, then marketing it like crazy.

I noticed in your profile you're a pilot, My dad was an EAA (Experimental Aircraft Association) member for many years. I never got my license though. Flew with him from very early age. Back to topic though. Do sellers balk at the longer closing time frame? Thanks again, Duane

I grew up around planes and have been flying for years its a fun hobby.
When you find a truly motivated person they are not going to fight you on 30/60/90 days, they are happy someone is going to help them with the problem situation they are in.
With that said I have only done rehab/buy and holds im still working on my first wholesale deal also but they all was a motivated seller and they didn't care they just wanted to sell. I did one foreclosure with 30 day close with financing and I had to live in it for one year I was good with that, banks will not let you assign.

I was in a similar situation not long ago, where I had Deans book from several years ago. Until you actually read it and begin putting it into action, nothing happens - just having the book doesn't accomplish anything

Aaron's advice is solid, but I would also suggest you find a Real Estate Attorney who is familiar with any particular local laws you may need to be aware of. The attorney in addition to your Real Estate Agent will help you to make sure the contracts are written properly for your area.

For the advice. I'm interviewing attorneys, building my buyers list(5 so far),I have my general contractor/project coordinator, and subs in place(3 to 5 yrs working with them), looking at/inspecting properties and putting numbers together to make offers soon. Mikes free tools program is AWESOME! Thank y'all in the DG Family! I'll continue doing re-habs, only now I'll own the house I'm re-habing, and flip it for a much better pay-off than hourly wages! seems i have confused some folks no i dont have my first one yet. what i meant was i am working diligently daily to get one. where before i wasn't. now i have mls access im the realtors admin assistant so i can look for deals and comp them daily. so i figure by being able to comp mls props and cl and zillow and making offers it wont be long i am working eveyday on it. sorry for the false alarm everyone hold your applause just a short while more. LOL..... SORRY AARON AND MIKE.
That's how I started in REI was buy it rehab it while living in it then rent and sell later, hold the good ones. Its backwards from Deans way wholesale first but he also teaches find your niche, pick what works for you and grow.

It's about time I got off my butt. I've been coasting for a long time, my family and friends have been frustrated with me. They knew I have it in me. I started my Sign business in the mid 80's,freshly married and my first child just born, I did very well,nothing like a good woman's support and a new baby to get you going. that marriage ended, and I've been coasting since. I've lived in a box van for 19 months out of necessity. I really enjoyed the freedom, just didn't like the lack of money. Talked mom into helping me, re-read Deans book, (had it for about 8 years) got a laptop and internet 2 weeks ago and have been working 8-10 hours a day since, reading the web site and watching videos. I am so excited! It's all coming together thanks to you all's help. I have set my goals and feel very confident I'll reach them. Goal is to buy a good deal with hard money loan, re-hab and sell it for a good profit in 45 days from now. WooHooo!
