I can say everyday I put time into my REI biz, direct mail, driving for $, locators, mls , making offers, throwing biz cards out the window.
Look im not the most successful person on this site but I keep working it and I WILL add to what I already have.

Hey buddy, the mls that's a crazy place right now. I have my realtor send me leads on foreclosures and if you don't move fast offers will come in and its gone, change in the market has people buying em. Zillow, I sometimes see it before my realtor sends it, mls puts it out and they all run with it then everyone knows about it. Don't forget to ask about expired listings, then contact and just have a conversation go thru your lead sheets.

The new year rolls around, I take stock, and realize I didn't hit those goals. Yes, we must do at least one thing every day for our REI biz. Today I put in an offer on a FSBO, and I continue to read 30 Days, again.

Sounds like you are off to a good start. Don't put your biz name with your llc that you buy props in, the purpose of an llc is so people don't know who owns the llc to protect you from a lawsuit. Im not a pro this is just my thoughts.
My biz name is the same as my email, looks good on my biz cards and my llc is totally different and my free google voice number is simple to remember.
Flying weather not so good here in Arkansas, its windy last few weeks and my strip has trees on both sides so crosswinds at 15-20 gets your attention, I fly for fun not a challenge lol.
Something a friend told me and I think its a good one "always learning"

It is a new year and its going to be a great one....Don't let those missed goals beat you up, if you are working on goals and you come up short its ok, regroup and make shorter goals to reach the longer goals. Make sense, when we make long goals we should also make shorter goals to reach the long ones and celebrate when we reach a goals.
Think of it this way 25-1 yep we all know it. If you want to put 25 offers in a month break that down to how many a week 6.25 lets say 7 and you get no contract. Keep going remember its a numbers game, do that for 3 months, that's 75 offers and your odds are? See what im getting at.

Hey everyone, I love this DG Family. Everyone here is GRINDING not being a part of the masses and doing all that stupid stuff school and society taught us. Just for being on this site shows you're AMAZING!
I'll tell everyone what I'm doing but first the most important thing to ask is, Are you being a Gazelle or a Lion? Think about it. How hard are you really going after your dreams. How big is your why? The fact that we're all going to die should be motivation enough. We're only here once what more do you need to push you?

Anyhow, I'm focusing on niches more than doing what most other investors are. Tax Liens, Probates, Code Violations, people who have real problems that at first don't seem directly related to real estate and they've been working great. Way less marketing with a higher return. It's harder to get these lists but man it's so much better than marketing to absentee owners or doing bandit signs. Don't get me wrong those work it just depends on HOW you're doing it. In Denver, Colorado this market is psychotic. We're supposedly going to be the #1 hottest market of 2016. So we have to really think outside of the box. Be different, I was doing handwritten postcards before Matt even mentioned it on the last livecast and it's way better than a Click 2 Mail way and it's cheaper. You can do it from your home printer even with software like myscriptfont.com upload on your computer and use Microsoft Word to do the rest. I can't explain it all here, that's where you have to put in work. Constantly remember we are in the MARKETING BUSINESS. Even word of mouth is marketing. Tell everyone what you do in anyway and be personalized. Not everything has to be yellow or a letter or a bandit signs. These are things that work because you're telling people who you are. If you're really broke get 500 business cards you can print from a computer for $12.00 or maybe order online cheaper, get a t-shirt that says you buy houses and tell everyone what you do. Be a human bandit sign! lol THINK outside the box. I can't remember the last time I was generous with money so I figured I'd share some things that have helped me.

Keeping up with reading, studying, and training, just started with Dean and Matt's latest REPS training and hopeful it will help launch me to the next level by putting it all into action.
Currently I'm working on building my buyers list to expand my wholesaling activities.

Awesome post!! I agree on finding niches that work for you, rei has more than lets just say wholesaling their is more options than just one, that's a good one to start with its safe less risk. Card mailing to absentee does cost money for the list, Listsource and listability but some have a minimum cost so that comes into play when you are starting out. Going outside the box and outside your comfort zone is a must, think about this when people are struggling and they don't have power or water they still want clean clothes to hide what they are going through. Put up flyers at Laundromats never know.
Cards vista print 10 bucks.
Knowledge and action is key.

Thanks for your input on goals...some years ago I learned this- Goals should be S.M.A.R.T. - Specific, Measurable, Achievable, Relevant, Time-sensitive
And about the FSBO offer...I was certainly nervous cuz I knew my low-ball offer would be disappointing, but time will tell..and I really just need to put myself out in front of people so it becomes second-nature...face fears.

Just thought I'd add this. I am working on my buyers list, as a step to do some wholesale deals...as a step toward increasing cash flow as a step toward helping to fund the 2 rehabs I have in progress. One step leads to another.
