Research the local codes and ordinances of areas where you want to invest

I had an opportunity to meet another investor this past weekend and we began to discuss area towns and cities that were close by. He indicated that one town had very "unfriendly" rental oridance and codes. Thus, it would sometimes take thousands of dollars to bring a property up to code compliance.

Thus, I started to think that if you are buying a property in an area you are not as familiar with, a little research in that area may go a long way. I always feel that a little time and money doing some research prior to buying is better that a headache or a whole bunch of money later down the road. Hope this helps.
