Struggling with that next step!
I have tried explaining the Instant Equity Exchange to my Attorney, so I can get the green light and get the ball rolling. The way I explain it sounds like I'm playing the part of a Realtor (which I am not). He also stated my fee looking very much like a realtor commission. I need to have an attorney that backs me, in order to close on properties. So how should I explain this process in a way that doesn't sound illegal?

Don't waste your time with him/her. Join a local RE investing group and chances are you will find your attorney there. If they are there circling investors then there's a good chance they're the type that think out of the box.
I'm finding that if potential partners don't get what I am trying to do within one hour, they will never get it. Faster to move on.

Yesterday I got the thumbs up from my mortgage company to list the "finders fees" on the HUD statement.
Also
I went to another attorney today and he was completely receptive to my style of investing. I went threw 7 attorneys until I found one that would work with me.
Thank you to everyone who offered up advice. I attempted everything offered on this forum thread until I beat this challenge. The point is, I never gave up, and finally found success!
