Hello everyone, my name is Mike Cardenas and i recently recieved my first book of Dean's, the guidlines seem very simple to follow however i was wondering if anyone is as young as i am(18) and where i should start my investing and if age will be a factor for me, being almost straight out of high school i have absolutely no money but a lot of drive, i'm focused and unafraid of failure, i just need some guidance, I want to turn this town into MY TOWN, any advice is much appreciated.

My partner Dominic is only 20. He started this when he was 19 I believe. There are many others here who are the same age as you. Do not let age be a factor for you. Wasn't it dean him self who started at 16?

Hey Mike,
With no money to start with you should focus on wholesaling or birddogging. They are both great strategies that require little to no money if done the right way. Unless you can find some private money, that's your other option. Then you could do the deals yourself. Good Luck and don't let the age thing get in your way.

Just study, study, study, read, read, read.
If you know what you are talking about it won't matter how young you are. They will listen. If you don't know what you are talking about it will make no difference how OLD you are. They won't.
Yes, when you first meet people they may be shocked and doubt you when they see how young you are. So what? Just work hard and know your stuff! They will be even more impressed!

if you have the drive you can accomplish anything you set your mind to do!

Thank you so very much for the advice, i kicked it into high gear and finished the book last night, the information is so well structured but there are some things i need help with before starting. One thing, i would like to start off with assignments and birdogging (because i have no money). The question i have for you is what is the assignment clause in order to just lock up a property and how do i make sure i dont pay any out of pocket to lock up deals, another thing, whats the right way to approach investers about birdogging and whats a reasonable percentage or price to ask?

Your situation is not unique. We deal with lots of young people with a lot of energy and drive. You just need to realize that whatever you lack, in terms of cash, credit, or experience, you can find anywhere. Just get involved, and you will start seeing pieces of the puzzle. Soon you will start to recognize that some of your contacts have money, but no time to find out where to put it. On this blog, someone recently was asking where to put $40k from a HELOC. On the other hand, you will find people with great deals avialable. This is where you come in! Just take all the pieces, and put them in contact with each other, and take a piece out of the middle. It is very easy, and with your energy, you will be very successful with it!
