OfflineI emailed someone about a property that they had for sale I didnt think I would get a call back from the owner but I did.Now I realize That I am not prepaired.I have no business cards to give the owner and no purchase agreement if I was to decide to lock it up. What should I do?

mmmmm give me the address ? LOL Are you getting a deal? Are you looking for a home to flip or move in to? Does the seller want to sell..... or do they need to sell? I would not worry about the business cards... they are for future prospects... you have a deal in hand... work on this one.
It seems to be a good deal,and Im trying to wholesale it,and yes the seller wants to sell.

Have you researched the property?
If you know the values in your area and find that this property is a deal, there is contracts available on the left under 'student resources' for you to use.
Do you have a buyer lined up for the property?
You can quckly make some business cards on your computer.

Its all talk until you " lock the property up" Get your purchase offer signed. You are mking the terms correct? How much EMD, escape clauses, settlement date, access to the home ? Have any buyers? Have a title company or attorney picked out? If you have all of this..... make the offer.... and dont be shocked when its accepted!! Thats a good thing ! Thats what you want! or..... tell me the address and I can tell you how its done from out of town ! : )
Your Right I should be set up, but the last house I went to see and tryed to put under contract the owner told me that it wasnt the right purchase agreement.That made me discourage alittle. Now Im back trying again and yes I have a buyer lined up

The only right one is the one they sign and has terms to favor you ! Could he read it? Was it about real estate? You have to educate your buyers and sellers..
