We have an acre of land not far from where we live in Washington state and we're selling it to a guy who owns the lot next to it. We're carrying the paper on this, he's putting a down payment on it, and the land has no living structurs on it. So no house to certify as livable and so on. Problem is, I have not yet learned which papers are necessary for this. Here's what I think I need:
- Contract for sale
- Warranty Deed
- Mortgage lien
Is this correct, or is there other forms needed? This is Washington state, btw.
I want to try to avoid the expense of lawyers on this one, if I can. Or real estate agents.

I purchased land in almost the exact same situation. All we did was set up escrow at a title company, and they provided all of the contracts we needed. They wouldn't help me fill them out, as that would constitute "legal advice". I didn't need help filling them out, I just needed them...like you're situation. After filling them all out, the title officer made sure everything was handled correctly, no agents, attorneys or hassles!

check forms and docs in student resources on left of page and see "land contract-seller", theres 2 (two) land contracts there, one for buyer and one for seller
