OfflineMany people fail to realize the importance and value of having a buyers list. Often they jump to looking at properties and finding the deals without really thinking through the process and what their exit strategy will be once they have the deal. I was talking to a client last week who said to me “Eric, I finally understand the importance of a Buyer’s List”! This client had 11 buyers on his buyers list. He did his research and after making multiple offers got his first contract accepted! After his hard work of making offers and getting a really great deal under contract, his buyer (that he had in mind for this property) said no. He was so disappointed but didn’t let it get him down because he had MORE buyers to fall back on! He called his second buyer and had a contract signed that afternoon! He called me and said “Eric, I finally understand the importance of a Buyer’s List”! Being prepared with a buyer’s list before making offers paid off for him. He got the deal done and made $7k! Having a buyer’s list opens doors and opportunities to get more deals done and make more money!

I am in the process of building my buyers list now. I found a few properties in my area worth pursuing, but then I thought what if I did the footwork and had no one to buy them? I know locking a deal on contract is legally binding and since I do not plan to prchase them myself- I immediately put the brakes on that aspect (for now). I have had an immense response to flyers, but nothing beats the overwhelming response I've gotten from word of mouth! I did not realize so many people were in the market to buy (cash in handt, finance, or rent/lease to own)Just think it started with a strong desire to change my current inancial situation & Dean's book! I am living proof that nothing happens by coincidence.
