Basic Newbie knowledge

Hey y'all! Been awhile since I've been on. Everyday life started to get in the way! I was hoping one of my fellow DGers can help me out! I am having a hard time understanding what exactly a good deal is! I have spoken to and subscribed to a local agent and he sends me daily emails with possible opportunities. I search the property under zillow but when I get there I basically feel like everything is over my head! I do not understand any of the charts or diagrams. What info should I mainly focus on to know whether or not home would be a good investment for rental or wholesale?

This is for BrentInBama: you said you need to find out exactly what a Good Deal is. Well, It All comes down to whether or not the NUMBERS, line up!! What NUMBERS you ask? First, the condition of the property & list price. You must know if there are any repairs needed (and how much cost involved), as well as what annual taxes are, what comparable(called comps)of what other similar properties in the same area are priced at. Also, you need to know if there is equity and also you need to know how much money you can ask for compensation. That's just a little GENERAL INFO... For starters. you should go to Dean's forums and download (so you can read it AGAIN and AGAIN and maybe ONCE MORE until you understand all about AssignmentContracts, ETC and THEN you will build confidence from having knowledge. READ what others are talking about on Dean's website continually and interact with others and after a while, you will KNOW - SOMETHING! Perseverance is key! To your Success!!

I guess the real concern I'm

I guess the real concern I'm having at the moment is not knowing what information to look at to know how much the property could potentially sell for. I understand offering a price lower then asking to give yourself a little room for profit and negotiations but what do you look at to decide FMV?

Comparable Sales!

Sales within last 6 months, like properties (same style home), same no. bed, baths , same neighborhood (or at least less than 1 mile from the subject property). - Ask your realtor for compableable sales ofthat home.
