I have been closing on real estate deals with my Wholesale Investors that I'm in contact with on a weekly basis. I'm now a Private Lender for(Transactional Funding)on your deals that you want to close on & that you know you have a great deal but have no money to lock it up right away, that's where I come into the picture. Here are my requirements for locking up a deal with my money:
1. (Must) Need to have a cash buyer at hand.
2. Deal needs to have enough meat on the bone so that everyone profits beautifully at closing.
3. Property need to be atleast over $100K.
4. Residential Properties Only for now.
As long as your cash buyer will close on the deal that you want to lock up than you can use my money so you can close that deal, so no other investor will take it from you because you can lock it up right away.
The deferrence between me and other private lenders is I don't charge points for lending you the money or don't do background check, etc. As long as I recieve a nice return on whatever amount I lend you to lock up the deal, so basically just keep me smiling and we will continue to close deals together.

In my area it is impossible to lock anything up without POF letter to make the offer. I have a great piece of property that has the potential to make a lot of money and a list of buyers but do not want to present it to them until I have it locked up. Any ideas or can you offer help. I am in North Calif and stuff sells here fast as we are in a popular area where everyone wants to live.
