I heard they only take the amount the home is worth, nothing less. Is there a way around this, or are investors stuck with their standards & regulations?

I am not well versed in this particular area of investing that being said, i am aware of two other investors and my realtor have attempted short sales with them and it didn't get passed we want our money. If you learn any different i would like to learn from you.
