How to finance investment properties AND primary residence

There's a few options:

- conventional financing: if the foreclosure was 4 years ago and you have no further late payments, your score should be decent at this point and may qualify already (I believe 4 years is the threshold where they start lending again).

- non conventional: owner financing or lease options are some of the more popular creative financing techniques. Quite a few others are discussed in detail here at DG.

I've personally used bank loans, owner financing and lease options to aquire multiple properties. It does work!

The best way to try to get bank financing after a forclosure is to look for a FHA loan. You can get a loan 3 years after a forclosure with a FHA loan. Depending on the bank you will need a credit score between 620 - 660. I would call different banks and ask what their FHA guidelines are.

As Tom mentioned Lease option or seller financing would be another way to get into your own home.

Try private money; are you trying to flip or buy to hold? If you want to flip, you can partner with someone who can provide the funds; when you sell, you split profit.
If you want to buy to hold, 'borrow' money from private investor, and pay in monthly installments with rent from tenant.
