Bryan - I was going to say the same thing! I see three posts for this. Easier to consolidate them as one.

We need more details: who are you, your experience, examples of a deal you're looking to do...

Why not just go to a bank and get a loan for 4%, instead of paying 10%?

Wasn't sure where to put it. I'm not a huge user of this sit but was recommended to look on here. Thanks I will take 2 down.

I have a partner here that is rehabbing multiple houses and asked me to come up with 50% cost to buy n rehab to teach me the ins and outs. I have mostly worked in wholesaling.
I have looked into rehabbing and decided it is the next step I want to take.
I live in Fayetteville Ar and would be investing in all of N.W. AR
