I need some information on real estate closings with FSBO. I have a person that networks with builders,investors and private FSBO sellers to connect buyers with sellers. . He knows I do clean mortgages and work with people to improve their credit. He has sent me a few deals with a builder and connected FSBO with me. He has made some realtors in our small town very angry and are now trying to pull me in through accusations. If builders 1099 him or FSBO pay him and it has nothing to do with my transaction nor does he in any way involve himself in our logged conversations am I in the wrong. This is only a couple of loans but I need to see if I am in any violation.

THIS IS A SERIOUS SITUATION!

All this depends on the contracts you had with this guy. If you provided services and that's all the contract said you would do, I'd say you are in the clear. You can actually sue him for defamation of character.

However, if you had done more than clean the mortgage (not sure what that entails)) and help to improve credit, you might be looking at some legal trouble, which means you should get a lawyer immediately. They will find out what he is saying that you did. The proof is on him, not you. Still, you should have some paperwork to protect you. I wouldn't even talk to him or anyone else until this is all settled in court, because that's where this will likely end up.

I imagine with how this person is operating, the sellers, builders and investors would be part of the group that would be suing, so Realtors are the least of your worries. Wait til you hear from the realty commission.
This also affects your ability to work with future clients or can seize your business accounts and activities, or lead to jail time.

Who is doing what? What has he done to anger the realtors? You stated you do clean mortgages. What is it that you actually do when you do a clean mortgage? What kind of deals have you done with the builders and FSBOs that he has referred to you? What exactly is your transaction that you are concerned about?
