If those numbers are accurate and there is that much equity in the property, then you wont have a problem getting a hard money loan at all..

You can try this company, she's a broker, I have been working with her on two of my properties; actually I will be closing on one loan in the next few days,I am doing a cash out refinance; and a rehab loan for a 4 unit that I have to rehab. My properties are mortgage free, so that helps me alot.But she can find you something for sure. Good luck!!!
