I am looking to find financing in Las Vegas, and I wanted to come here first to see if anyone else has tried. All I hear is how hard it is to get a loan these days, but there has got to be someone willing to give out money. The problem I have run into is that I do not have a steady income, because I only work for 6 months a year. With that being said, I do have 2 properties fully paid off, and they bring in almost $1000/month. I am only looking for $30k-$50k worth of financing, (If you haven't heard, you can get a pretty decent 3 bedroom house here for under 60k). I can put up to 50% down, and at today's interest prices, I have done some research and discovered that the mortgage payment will only be about $320/month. I am looking to rent out the property if I find a loan, and rental comps in similar properties in the same area go for about $900-$1000 month. So, that would be close to $2000 coming in a month, and only $320 would go to a mortgage.
Do you guys see any way a bank will approve me for a loan? I have a credit score above 700, I can put up to 50% down, and I can present hard copies of lease agreements for my 2 paid off properties. If I can't get a loan from a bank I may have to go the hard money route, or pay cash. However, if possible, I would like to get financing so I can buy as many properties as possible in this rare, rock-bottom market.
