commerical funding

good morning
found some bank owned apt buildings, larger than 4 units so require commerical funding. can't seem to find any info on the requirments, everyone i talk to wants to pull credit etc. any info out there?

Same Problem

I own a mixed use building that I want to refinance for $100K and an reo apartment building that I want to purchase & rehab that I need about $150K. Both are cash cows, but I'm having the same problem. There has to be financing out there. I can only find financing on large balance commercial $500K and up.
