I have someone that would like to invest in a multifamily property to rent and possibly live in as well. He says that his credit is not good, but he has 20,000 cash to put into something. I would like to know what kind of options I have as far as making this into the most profitable deal for everyone and how I should approach it.

unfortunately, I have a new dilema. I have a house that has gone into the forclosure process, and I am trying to do the loan mod myself. I was wondering if you knew of any inside tips on how to gain some sort of leverage over the bank in this situation, or if you could even point me in the right direction. I feel like the bank is just going to jerk me around and take the house in the end. by the way, I like your slogans.
