I am new to investing. I have been trying to do wholesaling for 2 years now. I have some buyers and have been trying to find properties. I have tried online advertising and had no luck. I've tried putting out signs they all got taken up within a months time.
I have been looking for someone to partner up with and haven't had any luck yet. I have also been looking for a realtor.Some people say you dont need a realtor right away. Trying to start with no money. Not sure what I'm doing wrong. Maybe not adverting in the right free online places when looking for sellers.Most buyers dont want properties from the MLS. I have been trying to figure out how people do it all online. Wondering what free online places to go to that work.If anyone can help let me know.

If your bandit signs are lasting for a week, that's good! Much less a month!!! Are you going out EVERY Friday and putting up more? Gotta keep replenishing and just keep putting them up.

Try magnetic signs for your car. Vistaprint is a good source.

Drive your neighborhoods!

Stop in places that people go that are having problems keeping up with their pmts or having other financial problems--mortgage brokers, bail bondsmen, loan modification companies, property mgmt companies, self storage--introduce yourself and offer a $500 fee if they send you a lead that you close on. Give them some of your cards.

Drive your neighborhoods looking for abandoned houses! Put up flyers in Senior Centers, hospitals, libraries, barber shops, beauty salons, nail salons.

Talk to the pizza delivery people, trash people, mail people. Again offer rewards.

Drive your neighborhoods!

Market! Market! Market!

Oh yeah, did I mention, Drive your neighborhoods? When I say this, I mean up and down EVERY single street, EVERY cul de sac, slowly and looking at the houses closely. Every empty house is not boarded up or ramshackle. When you find one, find out who is the owner and send them a yellow letter type letter saying "I am interested in buying your house."

Congrats on hanging in for two years! Don't quit! Start thinking outside the box!
