Hi everybody my name is patrick,,now I have a small story to tell and if you all will hear me out it will show you why me investing in real estate is my only true last resort ,,short of being a roofer all of my life killing myself,,I wrote that heading to draw the people in here that are sucessful in my area to let me know some actionable steps to take on my way to a financially free future for myself and my children. I know I can do it with no money and no credit I jjust need to build my buyers list get ahold of a decent realtor and a good real estate attorney,,I live in manito IL.,,and my target is peoria IL,,and I just need some steps to take I have read both of dean's books BARM and his latest I have done a ad on Craigslist and I have talked to the local REI club here in Morton IL,,I just need someone who is experienced in wholsaling homes and has some knowledge bombs for me ,,,just a few pointers I have drafted matt larson's message in a e-mail to a few realtors and have received nothing as of yet,,I have also need to talk to some mortgage brokers for direction to bank REO'S ,,so please anything from simple ideas to something that maybe I am missing ,,I posted that I was looking in Illinois almost 12 hours ago and nothing,,just need some help ,,I have acted on every tip I have read in here and am not giving up seeing as I have nothing to lose! I hope to hear from someone and if you responded to this post I would really appreciate it ,,if you want to talk to me ,,I'll discuss my ideas if anyone is intersted I know I am not a pro just want to be a pro at wholsaling houses,,thank you.

Here's what i have done and

Here's what i have done and I'm getting results.

1) Post an ad on craigslist in the services: real estate section looking for agressive real estate agents. I think there is a sample ad in the new book. I mentioned in my ad that I am a real estate investor, looking to do 2-4 closings per month, and that I need an agressive agent who isn't afraid to put out lots of low offers. I've had 5 or 6 replies, and I responded to each of them with another email. i've asked them to let me know which areas of my city are selling the most houses and which areas are selling in the fastest time. I also asked them to send me a few listings, with comps, and to tell me why they picked those comps. This will help me to determine a) who is actually agressive and gets answers back to me fast, b) what are my target areas in the city, and c) what are the prices and how are they selecting comps. I just sent the replies out today, but I've already had two of the agents get back to me to let me know they'll get right on it.

2) Post an ad on craigslist advertising for buyers. I used one of the sample ads from the new book. I've had 4 or 5 responses from that. I also looked in all my local newspapers for "i buy houses" ads, looked all over craigslist and backpage.com, and I saw a bandit sign in my neighborhood. I've called most of those leads, and most of them are only doing really good deals in their target areas - like 50% below FMV, but that's still teaching me a lot. And one guy is buying 2-3 houses per week, and loves having deals pitched to him. So, that's cool. I'm still a little unsure what to say to the ones reponding to my CL ad, because I don't have any places under contract up here yet. but, I'll figure that one out soon!

3) I went on craigslist to the houses for sale, and picked ones for sale "by owner" (not broker), and then started mass emailing them, using the sample letter from the new book. I got 30 off in one morning before craigslist flagged me and wouldn't let me do anymore for 24 hours, LOL! I've had like 14 replies off of those, and most won't pan out, but one is looking possible.

4) Now I've sent replies to all the sellers who responded back to me, and asked them a bunch of questions in a nice email. I just figured out the email on my own, but took the questions from two different sections of the book.

5) I've had replies already tonight from 2 of those, and i'm taking their information, and checking on zillow, and the other home value sites to see if any of these can be great deals. I've got one guy with a big beautiful house on 2+ acres in one of the very, very nice sections outside the city and he's willing to carry with 10% down. The kicker on that one is that he supposedly has an extra lot with septic approval, driveway, power,etc. all ready to go that is part of the deal. So, you can find good stuff just by going step by step with what the book says.

I've also set up the voice mailbox line, although I haven't put out any fliers or bandit signs yet. I will though!

These are just the steps I've taken from the book.

What I did when we first got BARM was to contact a mortgage broker and got pre qualified. Then we got a real estate agent, and started looking at houses. We found a great one, an REO, but didn't move fast enough and it sold. There were two more REO's but we could only get one with the FHA loan, so we picked the one with most cashflow (it was a 4unit apartment building). we're going to close on that in a few weeks. we got in with 3% down and a rehab loan so we could fix it up. we should cashflow about $1000 per month or maybe more once it's all done and all the units are rented out.

You can do it! Keep us posted! If there is any way possible, I recommend doing Dean's success academy. We are going to sign up as soon as I can scrape together some cash. From what I read, everyone who signs up and works the program does awesome. Good luck!

I was trying to do something similar, but have no idea how.

I decided, to leave my comfort zone.
I put out some adds on craigslist already for investors and agents, and on Friday I will order my bandit signs.Not sure yet where, but I remember there are some posts about the availabilities.Tomorrow I will go through some local papers, to find sales by owner.

The best prices I have found on bandit signs are at signwarehouse.com. You can get 50 Endura Cor-Plastic Sign Blanks-24X18 in-yellow for $58.

You have to order the stakes separately. I don't have that code number because I didn't order any on this invoice I am looking at. I don't always use the stakes. Often, I use the roofing nails with the plastic disc that you nail thru and attact to phone pole. You can get a box of these at hardware stores or Lowes or Home Depot type places.

Thanks and for adding the form its really easy actually. Basically what I did was use a website that gives you 3 simple, easy to use forms for free. Go to wufoo.com and sign up there. Once you sign up create a form you want to use and name it according to who its addressed for. (buyers or sellers, etc.) Then save the form and go to main forms menu. There you will see your form with lots of options under. Click 'Code' Then on left tabs click 'Embed form code' Copy the first version 'JavaScript version' and paste it on your website html form under whatever page you want.
