Hi everyone. My name is Charlie. I seen Dean on a local TV program. I ordered the book on March 29, but haven't received it yet. As I read the many Posts and comments I am truly amazed at all the warmth and caring on this site.
I started out doing RE notes and HML. Needless to say that did not panout for me. I sent tons of postcards to note holders and not one reply. Then I went to a site, and bought leads for businesses looking for funds. I had a fair amount of clients, except I was using the wrong type of vendor. Instead of using a HML I was using a mortgage co. What I learned was that the co. I was dealing with, would only use land for security. I though that I had one client who would get a loan, but no. His security was gems. Then the underwriter called me back and said,"We only lend when the security is land only." Right now I have a HML in progress as I write. Of course, HML do take up to three months to complete, sometimes. That my experience in what is called the "Cash Flow" industry.
Now to the business at hand. Yesterday (Apr 4,09)I went to a Foreclosure site and printed out my list. Tomorrow I will start out on my journey for a better life. It is very comforting to know that there are so many unselfish people who are willing to help others.

Thank you for your welcome. I am truely looking forward to working with and helping out others. I noticed that there are a few people who are from my neck of the woods(MA). I did sent out an E-mail to someone to see if they would like to team up for a deal or two. So far no word. Still to early to make a judgement call if the person would be interested. Thanks buddie. How's the weather in the land of sunshine and oranges? Chilly up in "tax everything". Rick tried to get in touch with his friend at the Reg. of Deeds, but he is on vaca. I can't wait until next week. Just think, an RE Agent and a lawyer all at once. Hey Ron guess what, "Hammer Time".

I was on CL doing some research and found a Lawyer who does S/S. He will put together a S/S package, communicate and negotiation with the Lenders on your Client's behalf. There is a small upfront fee of $500 to ensure the seller is committed to following through with the S/S process. To me, that is fair. The remaining legal fee is collected on the HUD Settlement Statement only when the property is sold with no out of pocket costs to your seller.
Does any one have any exp with this type of Lawyer?
