OfflineToday was the first contact I had with Real Estate Agents. The first agent I talked to said there is no-way I can do an assignment of contract, and who ever told me that knows nothing about real estate. He told me Deans program is a scam and I should not have anything to do with investing. He got me second guessing myself. With the next Agent I talked to told me that she does assignment of contracts all the time and don't listen to the first agent, we had a good conversation about real estate. Another thing the first agent told me if I stayed with investing never use his company at all.
I have 3 more interviews on Thursday. I hope they go better.
I confused and still very interested in this business.

Yesterday I made my first offer on a home. The home was an REO and they wanted 192,500 for it. It needed about 9000.00 work done on it so I offered 163,595. My freakin RE Agent who said she has no problems puting in low offers an the broker said the same thing. I am so ****ed right now I am venting on you all I am sorry, but my so called agent would not put the offer in, she told me it was a "weak offer", i called there office and told the broker an the agent I wante to setup a meeting with them. I might have to do business with them later on but for now they are history in my book. I really ddon't know now if I can trust any agent so far the ones i talk with basically told me Dean was a scam and I should not be in this business.
When I make back to back purchases who will have the last laugh, I will. When they come to me again I will just walk away. Just thinking about it makes me mad so I better not say anymore before I say something I might regret.

I totally screwed up, A company who rents houses caitalizing on people who rents places and then no reason of the renters fault the house or apartment or condo, gets forclosed on. I agreed to put a banner on there site, a banner for the cities in Santa Barbara County and also a banner in all the cities in San Luis Obispo County. The site is called Rental Forclosures.
When someone calls me and wants a rental property, I find a rental property and let them take over from there. Maybe I can get away with saying I m bird dogging but I did not explain to Rental Forclosures that i am going to have to charge a bird dog fee.
I really don't know what to do. I have to make money somehow because what I am doing is a business and I am providing a service.

Last night i had very litle money but i bought it anyway. Indiana Joe said something and made me think so I ordered the program he said i am parapharsing, he said many people don't get a second chance in life and by geting this program I am getting a second chance, I am more excited than ever,I know I will be so much more successful by having the edge program!!! I need some help? is it true that you can only do assignment of Contract on FSBO, It only makes sence you cant do it with a sellers real estate agent cuz is it they only take offers if you yourself wants to buy the house?

I wouldn't be advertising on a site, that takes advantage of other peoples misfortunes, that's my 2cents. If I were you I would direct my advertising to those actual people (tenants) who are facing an eviction because their current place of residence is in foreclosure, to help them find a legitimate place that isn't in foreclosure to rent. Don't jeopardize your reputation behind somebody else scandalous BS. If I understood what your posted correctly.

My intentions and what I thought was true was I was going to help others needing one form or another help. Thats why I advertised on Rentalforeclosures.com After I thought about what you said and what I am doing it made my stomach hurt.

Since being on the site I have got no phone calls, or no nothing. At the time my thought was I was going to help and get paid for doing so, I did not stop and really think this one through.

Verify who you're dealing with on any website on internet! You can look up who domain owner (registrant) is for rentalforeclosures.com site on Whois.com It appears the registrant, Jeff Brown, is a RE agent (although I could be mistaken) by ending of his email address @kw.com If he is in fact a RE agent an operating this site and knows that these houses are going into foreclosure, he seriously needs to be reported & have his license yank from him. That's unethical what they're doing purely taking advantage of people. And you know people in general don't know no better. Do find out all the facts before you go to Real Estate Commission in your state to report this guy. I want you to know I'm in no way meaning to make you feel bad for trying to help people out. I'm upset with them or whomever is operating that site with their action, NOT you.

Another day has past and no edge yet, its Thursday I ordered it last Tuesday.

And I have seen an apartment building with 8 units thats needs work done to it. It currently has 7 lazy tennents, its very close to a college so it could be rented to students once its fixed up nice, I am waiting for the egde work, maybe theres some stratgy in there that will help me but i dont want to wait to long it might get snatched up by another person.

I am looking for a home a 1br 1ba. in Tauton Mass. Must be one story and about 1000 sq. feet its paid by section 8 (in mass unsure what they call it) bettween $800 and $900 per month.

Today I bid on a Tax Lien, I bid $930.00 and currently the house is worth $268,000.00 I have 4 days until i find out if I get it I am very nervos its my first deal!!!!!!

You just come up with that number or was there a reason for that number? I'm courious because I have a chance to put an offer on a home but I'm not sure about it because I don't want to put an offer on a house and not have the funds to back it up.

Hmm how did you manage to come up on a tax lien property. Wow, I need to start searching. I know I found a couple of properties in a bad neighborhood for about 29K a piece. I wonder how long they've been on the market. The buildings are all boarded up. I keep reading about seller concession. I feel that if I could put an offer on the property and possibly get the owner to finance it, rehab it and then put it up for rent I could make some money. I went back over my BARM book and was looking at ways to get properties with no money down.
