Hi, I got lots of questions:

-How can I get someone to buy a property that I have found in 15-30 days?

-Banks take more than 30 days to approve/deny a loan.

-What about if the house is in foreclosure has equity.... but owner owns some money?

-It is easier to find a seller than a buyer.. If I found a house to sell. I would have be acting like a realtor to sell this house

-I have no money,no money, no job. HOW IN THE WORLD IS THIS GONNA WORK?

Can anybody answer and help me.. please only PRO.

These are the people who can close sooner (15 days and under) rather than buyers who have to wait on Lender's underwriting to approve their loan amount and the property they've offered on.

Have them sign papers giving you authorization to speak with their lender to start working on putting together a short sale package. Get your CASH buyers together who are interested and pass the property off to one of them.

-It is easier to find a seller than a buyer.. If I found a house to sell. I would have be acting like a realtor to sell this house You're an investor not an agent/broker. Once you and the seller have agreed upon terms and you both sign off on the Purchase and Sales agreement contract, you the investor now have a vested interest thru the contract that you sign with the seller therefore you're passing your rights as the potential buyer to another buyer to hand over to them all of your rights to purchase the property for a fee. A agent/broker can't do what you the investor are doing if they have an establish relationship with the seller. Even if they don't have an establish relationship they're still obligated to disclose that they're an RE agent. If they wanted to buy the property for themselves they would have to back out of the representation contract between themselves and the seller through mutual agreement and they have to agree to not use the information that they've gain to their advantage against the seller.

-I have no money,no money, no job. HOW IN THE WORLD IS THIS GONNA WORK?Start by bird dogging for other actual investors, not brokers, for referral fee. Join your REI club to build your buyers list (Cash Investors).

Thanks for your time to write these answers as you are new it is hard to understand the process.

I have to find a buyer that is the key.

The buyer must like the property.

Action is the secret followed by the buyer..

-Okey, now..

Let's say the seller is selling his/her hour for $150,000 I offered $140,000. The market price is maybe $165,000

Would I have to pay closing cost? I just get the difference $10,000 I got nothing to do with TAXES insurance ... etc.. just transfer the contract to the buyer. No, they buyer does not have money or is not approved.. this will take more time..
