Hi,

I am Kelly, I live in NW Indiana on the southern
tip of Lake Michigan.

My Journal
October 12,2009
I ordered Deans Books after watching the infomercial.
I had seen it a few times before, but didn't really pay attention but this time I really felt
this IS the time to ACT.

So, I've been reading the 2 books, PFRERN and BARE
and everything is written so well and easy to understand. Love to read the real life success stories.
Thankful for the encouragement from Dean and other
contributors.

I visit the ITS teaching I purchased, its great !
the workbooks, guides, video.
Watched 3or4 of Gain the Edge dvds.

With the help from users here,
I have found alot of helpful information
and encouraging words, from their own experiences,
knowledge and sources of other websites for investors.

With the help of this site and teachings,
I have 3 partners I bird dog for.
2 from DG site, and 1 I found locally by calling about
his bandit signs. So, he's hired me as a bird dog : )
1 is in commercial
1 is in shortsales
1 is in rehabbing.

I contacted 2 realtors who seem willing to
work with me as a new investor.
we keep in contact with each other via email or phone.
I have yet to find a title company.

With the coaches help and DG I am registered LLC
and ready to open business bank accounts.
Try to build a line of business credit.

I'm looking for more investors/buyers,
I placed a post in craigslist for investors.
And I placed an ad for sellers who want help
avoiding foreclosure.
With the help from users in this site,
I followed thier suggestions on headings.

I have targeted neighborhoods I would like
to find properties in, also along with the
sellers list.

After I recieve phone calls and emails from
the craigslist posts, I will journal again
of that success.

Not bad for 40 days of learning? Is it?

I am making progress and very happy with it.

I added a post on craiglist and recieved a call from
an interested investor.
Also recieved a call on purchasing 2 condos in Chicago area.

Ive partnered with a wholesaler near me and sent him alot
of propertys as a bird dog, waiting to hear if hes had
any new leads on some of them. Found a couple more to tell
him about.

I found a home I am going to look at as my first personal home.
Its in a great area, just outside the city in a quite nature setting.
Its a transferred deed because of a death, it's listed
with a realtor, a 3B 1.5 bath full basement for only
$49,000 need some TLC. I have an agent who sent 3 comps which show
other homes in the area but in better condtion and with garages
sell for over $100,000-200k. The seller seems anxious as he is
out of state and reduced the price a couple of times already
in just 57 days of being listed.

I am going to see if I can lock it up, and sell my mobile home
in that period for the down payment and see if the
seller will give me 3% at closing. and offer 45k 5k less than asking.
I am handy and if it doesnt need any major repairs I'm sure it
will have a very good ARV.
Any other suggestions will be greatly appreciated.

Hi Kelly,

Sounds like you already have a feel for negotiating, Good luck and see if you can negotiate no money down. This way you can rent your mobile home instead of selling it.

Journal update:

The home I was interested in was really in bad shape inside.
It would take alot of money and time to rehab myself.

I haven't made any money on the bird dogging yet.
A bit discouraged some days, but staying hopeful and
still looking and thinking about what to do, and how to do it.

After using my credit to pay for the Academy, it makes my
credit line look not as good as it was maxed out.
I am only able to make the monthly payments. Going on 90 days
jan 2010.

Iv'e sent emails to an investor I bird dog for, not sure
if he's enquired about those yet.

I posted another ad in craigslist for buyers in my area.
This is what is holding me back the most. Not having
a solid list of buyers.

Going to make more calls to listings in local paper to
those renting out houses to see if they will be buyers.

I can do this! I will do this!
It will all be great very soon.

Today I made a call to an ad in the classifieds
of a duplex for rent. To see if I could get the owner
on my buyers list. He was very nice and willing for me
to find something worth his while. He's been investing
since 1974 and is still working another job.

So, that is a start he said I could call him back : )
hes just burned out on the fixing up and putting more
of his money into the property before renting it out.

I made another call on a house for sale by owner, renters
just moved out and left it in an ugly mess. The owner is selling
as is for 28,000 or best offer. The owner is having a company
clean it up, if I want to make an offer before the owner replaces anything
he would want more of course, he is so motivated to sell as is tho.
He will not do an assign, so, have to get out my creative cap and
come up with something.
The heat is on, everything seems to be working, no appliances tho.
Needs roof work, paint, new flooring, ect. I can take a look, it's unlocked.
2 bedroom, 3/4 basement. The boulevard is going to be revamped coming
up in spring. It was rented for 600 a month. 700 with an extra tenant.

The possiblility of offering much lower than 28,000 is good.

Not giving up !

Have a homeowner who is desperate to sell, I did the follow up again with him.
His rental is trashed, he just wants to sell.
I told him the deal, I have buyers ! just give me permission/ sign an agreement with me to show the home to them, you won't have to pay me anything, he's thinking about it... not definate yet, but he's letting the home sit everyday, thinking it will go away. I'll clean the windows lol.
May be my opportunity to help him, and get a deal done.

So anyway, getting over a couple days of shyness and procrastination,
made a call myself on another property I told a seasoned investor about.
The owner is also motivated because he wants to retire and move out west.
All the work has been done, new everything, just no appliances. I have a list
of renters looking for a 3 bedroom home/rent to own, and land contracts. So, If I can get proof of cash flow, maybe I can get a deal.

I've cashed in some shares of stock I've had, gained $931 to my pocket.
and with my tax return and sell of my mobile home, be able to be a 1st time homeowner with an FHA low down payment.

Sent replies to people wanting to purchase a mobile home, no takers yet.
Found a house, country like setting, 3 bedroom 2 car garage ranch, nice quiet dead end street I'd like to live in. Asking price $59.999. Some work has been
done, need to see the inside, talked to the neighbor, got some info. : )

I'm not giving up! I can and will be sucessful in 2010!

I am really new here but wanted to give you an idea about finding investors. Have you done a search for REIA clubs in your area? I know I found a couple that are kinda(1 hour away) close to me. Just a thought that may help you out. You don't have to be a member to attend. I Just got my books and I am gonna attend a meeting next week. Don't know what to expect but I am gonna go. Anyway just a little of advice on maybe finding some buyers.

Yes I have inquired here about REI clubs, seems their only landlords.
I've been talking to one of the members, seems he won't invite me unless
I am a landlord already or do a presentation to a group that offers them
something big in return, (discount merchandise, ect)

But I have joined a group in lower Michigan, they havent had a meeting yet
but trying to set up a date real soon.

I'm planning on attending a property tax auction on Jan 28, to network and hand out my business cards.
